Ways to sell land
There may be various reasons why you may want to sell, and we’d like to offer you some guidance on the options available to you. There are three main ways you can sell a piece of land. Read on to find out which best suits you.
Sell without planning permission
Out of the three ways, this tends to be the quickest way to sell land and most often produces the lowest sale value. Selling without planning permission means that the buyer needs to apply for a planning permission after the sale. This involves a certain level of risk and cost, due to the uncertainty of the buyer receiving permission and is why the buyer could make a low existing use offer.
Sell with planning permission
If you already have planning permission on the land, you’re on a good track to achieving more value from your land. As a seller, you don’t know in what way a buyer may want to develop the land, therefore the best type of permission to secure is a detailed or outline planning permission. You can also obtain a pre-application response, which will give guidance on whether and what could be developed, in comparison to an outline planning permission which can approve the principle of a development on site. The developer can then apply for a detailed planning consent with their own house types and unit sizes. It’s also important to note that lenders tend to prefer financing the scheme with a detailed planning permission.
Sell with ‘subject to planning’
Using this final way of selling undeveloped land means that you and a buyer agree to the sale under the condition that the buyer secures planning permission for the land. This removes all the cost and hassle of obtaining planning yourself and, in our experience, can produce the most value as the developer can apply their own house types and complete on the purchase once planning is granted, therefore adding these cost benefits to the purchase price.
